North West construction, and maintenance specialist HMS is on site at a brand-new development in North Liverpool where a selection of affordable family properties will be constructed for client Liverpool Mutual Homes (LMH).
The project will see HMS deliver the second and final phase of LMH’s Leighton Dene scheme, which is transforming a previously neglected brown-field site in Fazakerley into attractive modern homes for affordable rent.
Two-bedroom homes will feature across the site, replacing the previous pharmacy building that had been empty for years. Each will match the style and quality of the adjacent 34-home development and come complete with off-road parking, high quality kitchens and bathrooms, and energy efficient products that help to reduce fuel bills.
With demolition works already complete, HMS’ experienced new-build team is now pressing ahead with the foundations for the new homes. Handovers are expected to take place in spring 2019.
Francis Eades, Commercial Director at HMS, said, “Leighton Dene is the latest in a number of new-build projects taking place or in planning across Liverpool and the wider city region, underlining our credentials as an experienced, value-adding principal contractor.
“We are very proud to see our aspirations to deliver more affordable homes in the North West brought to life, particularly at a time when housing is in such short supply.”
Leighton Dene follows on from recent new-build completions at the landmark Ogden’s Place development in Everton. HMS teams are also in the final stages of the £3.1m Ogden’s clock tower refurbishment project; several other major construction projects are on the horizon and HMS expects to deliver around another 94 homes in the next 19 months.
Anna James, Development Manager at LMH, added, “We are delighted to be extending our partnership with HMS at Leighton Dene, following on from the success of the Ogden’s developments, and look forward to positive working relations throughout the project.”
The Leighton Dene scheme is being delivered under the umbrella of the Liverpool Housing Partnership, a ground breaking partnership between Liverpool City Council, private housing developer Redrow Homes, Liverpool Mutual Homes and building contractor Willmott Dixon. Redrow Homes and LMH are targeted to build 1,500 new homes by 2020.
